Your holiday begins the moment you step inside the cottage. You will sense the tranquil atmosphere immediately. Walk through the house and take in the breathtaking views across the Exe Estuary to the rolling hills beyond. From the lounge and master bedroom you can enjoy the sites and sounds of the river - boats, large and small, drifting lazily on their moorings and ducks and their ducklings paddling by.

Three doors down is the Passage House Inn - a historic highwayman's haunt serving good food and fine beers. This is a meeting point for the people of Topsham and the cyclists and walkers enjoying the perfect, picturesque scene.

Cross the river on the historic Topsham Ferry for a few pounds and you have access to wonderful walks and cycle paths. Walk to your right in the direction of Devon's handsome, bustling capital Exeter, and to your left to the wonderful Turf Locks Hotel (check opening hours) and onward to the seaside town of Dawlish.

The village of Topsham is literally on your doorstep. Turn left out of the house to follow the riverside path passing the Passage House Inn, Trout's Marina with its berths for locally - owned boats, the Pebblebed winery pizza restaurant, the Lighter Inn, and then on down the Strand passing the Pig and Pallet as you go. At the end of the impressive Strand the estuary opens up before your eyes, affording impressive views down river to Exmouth. The Goatwalk leads you alongside the estuary and round the Topsham Bend to the wetland bird reserve, a tranquil spot from where to assess passing birdlife and twitchers in their natural habitat. Past the bird observatory and you can either turn right to follow the impressive new boardwalk path to the Darts Farm artisan shopping village or up and over the hill and to your right to the Bridge Inn - the only Pub ever to be visited by HM Queen Elisabeth II on official business.
